What we do?

Contract Preparation
  • We prepare contract documents like AOS, Consumer Notice, Residential LBP, Coop. Broker Agreement etc. for the properties.

  • We send an email outlining important dates and contact all parties involved in the transaction including the lender, title company, client, and coop agent.

  • We add all dates to the digital calendar.

  • We keep files in the broker system of record, upload documents and contact information.

Email Communication
  • We communicates with the agents on behalf of our clients to complete the transaction of the properties.

  • We regularly check the emails for any update in the current transation.

Contract Management
  • We keep you informed of the progress, including ordering HOA/Condo docs.

  • On-going system of record maintenance as documents are submitted, changes are made via amendment, and we work through the transaction process.

  • We order payoffs and tax, water & sewer certificates.

Transaction Tracker
  • We prepare the transaction tracker and keep the record of all transaction for future use.

  • After closing of transaction, We change the status of our listing to close and keep the documents in a secure folder.

Order Certificates
  • We order the certificates, required during the transaction like property sale certificate (U&O), payoff requests and other.
